This facility is ready to step right into and go to work. It is easy to use and set up to do any kind of horse operation, with indoor and outdoor arenas, a large main barn and a smaller mare barn. A 12' by 24' tack room in the main barn is next to a large rubber matted saddling area. From the saddling area there is a large side door to the indoor arena. There is a solid wall between the indoor arena and the stalls that helps keep dust off the stalled horses. The wash rack is also in the
 
main barn, with hot and cold water, deep sink, washer and medicine cabinets.
 
The mare barn is 60' by 72' and three sided. It has been set up for breeding and broodmare handling. Portable stalls have been used, so you can open up the area and make a covered round pen, hay storage or whatever you need. There are double stocks and a walk-through door that goes out to the AI or medicine room. This area also works as a covered area for the farrier or vet.
   
     
   
     
 
The outdoor arena is approximately 140' by 350', and is set up for handling cattle. The ranch office is cute and western, with knotty pine on the inside, insulated, with 3 windows, and phone jacks for two lines. Visitors always enjoy the office. There is also a bunkhouse, round pen, and a hot walker. There is a great well on the property, and three live water springs. Thirty six acres are irrigated, with
 
gated pipe and a gravity flow system that doesn't need a pump. It takes one person about 15 - 20 minutes to change the irrigation water.
 
This facility is built stout, safe, and efficient. There are over 30 stalls now and room for many more. There have been 50+ horses on the place during breeding season. The main barn is just five years old, and mare barn is four years old.
